What does a new boiler cost in the West Midlands

Do you require a new boiler?

If you live in Birmingham, Redditch, Solihull, and Bromsgrove?

If you are looking to find out the cost of a new boiler to be installed in your property there are a few different scenarios that need to be taken into account. We get a lot of phone calls off people and their first question is “How much for a new Worcester Bosch boiler?”…This is an impossible question to answer. It depends on so many different things and after a few questions most people haven’t got a clue and i’m sure people feel we’re being difficult – but until we see it we cant price it correctly. So we’re going to list a few things that gas engineers need to know! Please bear in mind we wont fit a boiler you have brought (company policy) – We provide and fit boilers.

  • Do you have natural gas at your property – not oil or LPG?
  • How soon are you looking at replacing?
  • What size is your property?
  • How many people live at the property?
  • How old is your current boiler?
  • How many radiators have you got? Do they all work?
  • How many bathrooms have you got?
  • Where is your boiler currently?
  • Are you moving your boiler position?
  • Is it a combination boiler currently fitted or is it conventional or even warm air? (conventional is where you have a cylinder and tanks)
  • If its conventional are you happy with your current system (if yes – is your system fully pumped with plan valves) (if no are you looking to put a combi boiler in?) are your flue clearances correct, have you a drain by your boiler for your condense, is there a round flue/square flue currently? Is it a horizontal flue or vertical flue?
  • If you are after a conventional to combi update or already have a combi boiler – are your flue clearances correct? Is there a 22m gas supply or 28mm at the boiler (depending on the size of the property) is there a drain near your boiler?Is it a horizontal flue or vertical flue?is there a round flue/square flue currently?
  • Does it need a brick up? Have you got matching bricks or shall I provide them?
  • Am I removing the rubbish?
  • Do you require a powerflush?
  • Do you want a system filter?
  • Have you got thermostatic radiator valves on the radiators?
  • What controls have you got currently ( is the clock on the current boiler? Do you have a thermostat?)

Like most people your looking for a new central heating boiler in a rush! Your boilers broke down and its the middle of winter and you have your wife/husband and children moaning about how cold they are or that there’s no hot water! This is where you could make a very costly mistake in the moment of panic.

I’ve been in the industry nearly 15 years now and I just want share a bit of my knowledge (I don’t get kick backs for saying any of this). I’m in and out of peoples house day in day out and so surprised at the mentality of people decisions on boiler brands of which they purchase. Yes some of them have been poorly advised by poor salesmen/engineers just looking for quick easy money. Most people don’t get them checked ever 12 months – then after 5+ years they are shocked that they have a problem…. they then panic buy!

The truth of the matter is a good quality boiler will now last you 10-15 years now where as in the past those massive heavy pieces of cast iron with just a burner and a pump to go wrong, chugged  along for 30 years plus (very inefficiently mind). That is the way of the world now, however you may be surprised at the fact I have taken out boilers that are 4,5,6 years old because the customer has had 4,5,6 years of grief and parts/labour to pay for. What im trying to say is in the heating industry YOU GET WHAT YOU PAY FOR! Just pay the extra 300- 500 quid at point of installation and I guarantee you will be better off in the long run!

Im not going to go into shaming products but Im going to tell you the two makes of boilers I would have in my house – hopefully that would go along way in helping you decide what you would go for. These are also backed up by Which themselves (please see tables below)

1) Worcester Bosch – this is the brand I have fitted in my parents house, my house and also my nans house! Third year running Which Best Buy. They won ever class possible last year with their new compact range. STAR BUY

2) Vailliant – almost up with the Worcester but not quite there especially against the new Worcester Bosch compact range.

How long do boilers last for?

On a day to day basis I speak to many people and the question that gets asked so often is “how long do boilers last for?”  This question is pretty hard to answer as you can imagine. However I can give you some experience of what I know.

1. Age of the boiler

The older boilers that were fitted 25-35 years ago will last a hell of a lot longer then the new boilers currently. The reason being is they have a strong sturdy cast iron heat exchanger and limited electrical components. If these have been serviced year after year then the only real reason for these to be replaced is due to efficiency, asbestos seals and the flue rotting away. These boilers are work horses.The new boilers now have light weight aluminium heat exchangers – these are now all condensing and A rated which means they are 90% plus efficient. However these new boilers need to put onto a powerflushed system because the fine fins in the heat exchangers can get easily blocked. Plus there is a massive amount of electronics… which could potentially go wrong. In addition more expensive to repair.

2 Use of the boiler

Quite obviously the more the boiler is used the more wear and tear on the appliance. A lot of the new boilers will cycle the pump every so often to stop it seizing up.

3. Servicing

All gas appliances SHOULD be serviced every 12 months. Although this isn’t the case with 75% of boilers I attend. If the appliance is serviced on annual basis tell tell signs of things can be picked up on. Prevention is better then cure and a lot less costly. You may have heard of the new condensing boiler not requiring a service for the first few years. What this actually means is as long as the appliance is visually inspected and a correct telegan reading completed then it will not require to have a full strip down service. It still requires a visit from a gas safe engineer.

4. Quality of the product

In the heating industry you do get what you pay for FACT! If you buy a cheap product you will have a shorter life expectancy then if you went for a Worcester Bosch, Vailliant or Baxi product. There are some real cowboys out there fitting some very cheap products and still charging what we charge for a top product. These people are making a lot more and tend to be out of business pretty quick as after a couple of years all the cracks begin to show – they have no interest in sorting out your issues. We just don’t fit anything other then the best boiler quality boilers – it doesn’t make viable business sense for either us or the customer.

 

A top quality condensing boiler (since 2004)  which has been looked after should give 10-12 years of service. Perhaps more…perhaps a little less. They could give longer but you have to weigh up the cost of a replacement and the repair bill. I know this might sound bad especially to the people with the 30 year old boiler but its just the way it is. Things just are not built to last like they used to. In the same breath I have been out to a lot of 4-6 year old cheaper boilers which have just give there owners hell for years and they are desperate to get rid and replaced!

This is an impossible question to answer and the public find it hard to understand this!!!!

First of all I would commend you on wanting a Worcester Bosch boiler – they are the best in the business.( I fitted one in my house, my parents and grandparent house. Hopefully that says it all)

We don’t get a kick back off them by the way and it will cost you more in the initial install but the price is in the product. Not in the installation costs. As I always say, ” it doesn’t cost me any more in labour to fit a Worcester Bosch then it does to fit a cheap boiler” (NOT THAT I WOULD FIT A CHEAP BOILER!) Obviously we cannot guarantee anything as things do break down- that’s just life- but just from out experience in the industry is that these cheap boiler cost their owners a hell of a lot more in the long run. You really DO get what you pay for in this industry.

So we’re going to list a few things that gas engineers need to know! Please bear in mind we wont fit a boiler you have brought (company policy) – We provide and fit boilers.

  • Do you have gas at your property – not oil or LPG?
  • How soon are you looking at replacing?
  • What size is your property?
  • How many people live at the property?
  • How old is your current boiler?
  • How many radiators have you got? Do they all work?
  • How many bathrooms have you got?
  • Where is your boiler currently?
  • Are you moving your boiler position?
  • Is it a combination boiler currently fitted or is it conventional or even warm air? (conventional is where you have a cylinder and tanks)
  • If its conventional are you happy with your current system (if yes – is your system fully pumped with plan valves) (if no are you looking to put a combi boiler in?) are your flue clearances correct, have you a drain by your boiler for your condense, is there a round flue/square flue currently? Is it a horizontal flue or vertical flue?
  • If you are after a conventional to combi update or already have a combi boiler – are your flue clearances correct? Is there a 22m gas supply or 28mm at the boiler (depending on the size of the property) is there a drain near your boiler?Is it a horizontal flue or vertical flue?is there a round flue/square flue currently?
  • Does it need a brick up? Have you got matching bricks or shall I provide them?
  • Am I removing the rubbish?
  • Do you require a powerflush?
  • Do you want a system filter?
  • Have you got thermostatic radiator valves on the radiators?
  • What controls have you got currently ( is the clock on the current boiler? Do you have a thermostat?)

As you can see there is a lot of questions to give a price…. So if you know the answers to them then great give me a call. If not your going to need a visit. We can give you some figures but that probably isn’t going to help you if your getting a lot of quotes(below) we must stress that if you are actually interested in getting a boiler then by all means we have no problem coming out for a quote but if your just interested in knowing a price then please respect our time/fuel and use the prices below.(THESE ARE ONLY A GUIDE)
